When someone designates himself as ';a married man';, or as ';an unmarried man';, it discloses to all parties that the transaction could include another person, the wife! In the State of California, if a married man decides to purchase a property, he may obligate his spouse. this is important information to the Seller.

An example, if I were selling a property and someone was buying as a married man, I would want to know the status of the spouse. Chip has a good point, but something else to consider is that if you question the authenticity of the document in anyway, then you - as well as the person presenting the document need to go to an attorney and draw up a professional agreement. That may be a little more expensive but then you now it is done right and within the guidelines of the law.
