I can't donate it because I still owe on it, but am able to sell it because I have lived in it for more than 5 years. Group homes, shelters, etc need special zoning and permits. You can't just go and force one upon the neighborhood. It takes about 2 years to get the zoning, so unless you have it already this is not a good plan.





Most of those agencies have no funding and rely on donations, they will not be able to pay you for the property. There are private agencies, but again, they will not be interested without proper zoning.





If you have zoning already you can tell your agent to list it as commericial property/group home facility.
