Buying home, how do I make an offer without an agent?

Tired of dealing with agent, I decide to buy home on my own. But I don't know how to make an offer. Should I submit the contract with the offer? Thank you very much for your answering.Buying home, how do I make an offer without an agent?
Why you don't want an agent? you don't have to pay ANYTHING to your agent. The commission is automatically paid by the seller!! between 2%-3.5% of the purchase price.


The protection is already paid by the seller. Just take advantage of that. -That's why there are a lot of guys outside trying to be your agent. The commission is automatically.





Are you going to pay cash? if you do, so, you don't need a mortgage agent neither. Otherwise. you must need a broker who can help you with the loan.Buying home, how do I make an offer without an agent?
Make sure you think through all the little things like:


taxes who pays and how is it done locally


inspections you want done - and leave open to negotiate anything found.


items that stay with the house - assume nothing! fridge, stove, lights, whatever.


when is possession taking place- at closing, 5 days after, etc


are you doing a walk-through before closing


days to apply for loan %26amp; order appraisal - type of loan you are anticipating - make sure you have yourself covered.


earnest money - who holds it? what conditions does it get returned? how much?


how will addendums be handled?





Just some thoughts - I've watched people with agents forget things. The price is not all you are negotiating
Make a verbal offer. If they agree, put it in writing and give them an earnest money deposit.
Don't feel sorry for yourself once the transaction goes through and you got screwed in some way. Know what you're doing before purchasing or selling real estateof any kind without representation from an agent. If you don't even know how to go about making an offer or theprocedure of it (and this is just the beginning) that should be your answer right there.
i would definitely find an agent that you want to deal with there is so much more to it than you think ( taxes, property searches, inspections, etc.) and if something goes amiss then they have to fix it if you mess something up you are just stuck
We've done this before. We went to Target and about an Offer form - 1 pager. Filled it out and gave it to the homeowner who was FSBO. Thats all it took. We have our own settlement attorney so he handled things from there.
If the seller is using an agent, you may not be allowed to offer without going through an agent OR their agent may become your agent. If it's FSBO, you and seller work out the details.





I would certainly make any offer contingent on a home inspection with a reliable (if you can find one) inspector. Don't use the seller's.
If it is listed with a RE Broker, you will have to make the offer through the agent.


If it is not listed (a FSBO) make a verbal offer, and if accepted, get a Real Estate Attorney to draw up the papers or at least read the papers and represent you through the closing.


Don't try to do it without legal counsel, whether it is listed or not.
