I am planing to buy homes from County court house step auction.Is it safe? what I need to know before I buy.Buying home from auction is it good idea?
The only way you get to assess your purchase is by walking around it. The purchase is AS IS. Repairs and what you find inside might be costly.Buying home from auction is it good idea?
Also know if you are purchasing a first or second lien. Only buy a first or tax lien because those are the only ones that will actually give you ownership of the house. Make sure that you survey the house before you buy it also. My wife and I were thinking about getting a foreclosed property before we saw that the previous owner ripped out 30 thousand dollars worth of air conditioning and was arrested by the police. The house looked good, but it would have been somewhat of a liability. Do your research
Usually when you inspect the property, IS usually dirty and unkept. Check the age of te house. If ts more than 10 yrs, there will be a lot of repairs that are needed. Also do an abstract of title. Check the County recorder if there are unreleased liens that have not yet expired and judgment. Normally the mortgage company is the one that forecloses any thing below them in time of recordation may forfeit.


If it is the Tax Lien of the IRS, expect a redemption. The IR cn buy it close or the same value you bought it for. If not ask the lien desk; the telephone number is available at the nearest wage investment division of the IRS office. Secure a Certificate of Discharge
