Do I need to have a realtor when buying home a new home from a home builder ?

I am looking at a new home which is a new construction and some questions:





1) Do i need to have a realtor when dealing with this purchase ?





2) Does it help having a realtor ?





3) Will I have more negotiating power if I have a realtor ?





4) Can I ask myself to lower the price or negotiate myself with the sales rep who is at the sales center ?Do I need to have a realtor when buying home a new home from a home builder ?
answers to your questions:





1. no you don't need a realtor to buy a new home.





2. does it help? actually NO. unlike the purchase of a used home where the commission is ALWAYS paid, when a builder sells a home, they ONLY PAY the commission when there is an agent. This means, that with no agent, the builder saves 3% - which could be given to the buyer.





3. more negotiation power? NO!!!! (see #2)

No, but a real estate lawyer might be a good idea.
The great thing about using a realtor to buy a home is that you don't pay for their services, the seller does. There may be an exception in this case since you are buying from a builder who doesn't usually like to pay these fees. In this case, a realtor or even a real estate attorney can be used and paid for by you.





The cost is definitely worth it. These professionals can assist in making sure you are not getting ripped off, help with inspections, surveys, checking on Liens and lawsuits against the home or builder, reading the contracts and much much more. The cost you pay them could save you a $300,000 mistakes, assuming that is the cost of the home.





Realtors or attorneys can also look over and help you decide who is best to use for your mortgage or point you in the right direction. Often the builder offers financing however their interest rates are usually outrageous. The builder will tell you that you don't need to hire anyone because they want to control everything. I am in no way knocking honest builders of which there are many, I am just letting you know, I have bought and sold many homes and I am just sharing that a major purchase, a serious life changing decision shouldn't be done alone. I have done it both ways and believe me, there is no pain like having to hire a lawyer after the fact. Also once you sign a contract, it is too late to back out so the cost of help is well worth it in so many ways. Plus, it is a lot less stressful than going it alone.
